Your strata manager or committee may have told you to “provide a by-law” before your renovation work will be considered any further. This is the by-law they are talking about. Where your renovation affects waterproofing, the structure of the building or the external appearance of the building, the work you are carrying out must be specified in this by-law, which gives you the approval you need under section 108 of the Strata Schemes Management Act 2015. The by-law sets out the standards applicable to your work and makes clear that you are responsible for your work and any affected common property. It includes clauses favourable to the owners corporation so that your by-law has the best chance of success when it is considered at a general meeting.
