Owners corporations (and their contractors) have the power to enter a lot in a strata scheme for the purpose of carrying out work on the common property or to investigate whether such work may be necessary. Some residents refuse to permit access. In that circumstance, it is necessary for the owners corporation to obtain an order from the NSW Civil and Administrative Tribunal.
