  1. I wonder if a “team solution” would solve some of the strata manager issues.
    Strata Management could be stratified (sorry but pun) – a bit like a medical triage situation.
    As an owner – these are my observations and suggestions:)
    1. A good team member would be someone with good reception skills to “escalate” or give you an appointment for the next day or the next week or the next AGM.
    2. An out of hours emergency – the strata manager usually has a recorded voice message telling you to ring the “on-call” firm.
    3. It has been many years since our strata meetings have been held either in person, after hours or on-site.
    4. Let all residents “see” what is being phoned in as emergencies or problems: that would stop duplicate messages and some call out emergencies.
    5. Some landlords have taken out “Emergency Assist” Insurance – this allows tenants/owners to ring the emergency number and get the plumber/electrician out to the site. I the emergence is building wide – the plumber/electrician would be able to escalate further.
    6. Subscription to a “Q&A forum” for owners, called: “What am I meant to do if …”.
