 Access is a fraught issue in strata. Owners corporations must be permitted to access a lot for certain specified reasons, as set out in the Strata Schemes Management Act (NSW). Some owners and occupiers may wish to permit access to certain people only, refusing to allow access to committee members or the building manager (for example).

 

This template by-law strikes a balance between these two competing needs: the owners corporation’s need to meet its legal obligations, and the owner’s wish to maintain their privacy and ensure their home remains their sanctuary.
