Member call no. 13: Chris makes lot owners responsible for common property improvements
Chris is an owner and committee member in a NSW scheme and wants to know if its possible to require only those owners benefiting from common property work to pay for that work (known as “the benefit principle” in Victoria). We talk this through, and also discuss a way that his scheme can legally stop repairing and maintaining common property louvres. Then we cover off how to improve the engagement and involvement of strata committee members and check up on the period for which strata managers should be retaining books and records.
